At this excellent site with wonderful visual relationship to the old city of Tbilisi and the river Mtkvari we propose an architectural icon presenting itself to the city, seemingly growing out of the surrounding rocks. The main body of the building consists of a 5 story base and two smaller towers. The individual floor levels rotate ascendingly, affording the inhabitants optimal visual contact to the surrounding environment and creates an exciting dynamic impact when viewed from afar. The building unfolds progressively and unfurls its function to the attention of the city - like leaves.
A large yard creates two distinct zones, seperating the hotel and apartment complex. The hotel and apartment lobbies are accessed from here. Shops and boutiques are planned along the street front. In basement ist he hotel service and delivery entrance, and a three-storey underground parking garage is provided.
The residence consists of a five-storey base with gently staggered apartments with private terraces and balconies, orientated to the river. The living rooms and lounges face the beautiful view, the secondary and bed rooms to the quiet courtyard. On the pedestal a large communal terrace is planned that connects to the hotel spa. The intensively landscaped terraces connect the base with the topography of the site. The residential tower is terraced from the 6th to the 19th floor, and rotated slightly so that all the apartments are overlooking the old town. The apartments to the east and south have large balconies. To the west, the building has an enclosed facade skin, with large loggia balconies puncturing the surface. The apartments are between 80 and 220 sqm., seprated by light partition walls, providing the floor plan with design flexibility. 3 or 4 flats are reached from each elevator/stair core. The sanitary cores are stacked allowing cost-effective construction.
The hotel building is the smaller of the two Green Leaves. Inside is a leaf-shaped atrium which follows the gentle rotation of building floorplates ascendingly, connecting the floors up through the building. A ramp leads from the reception sprial formed level upwards and forwards into the curved shape. The path leads from the first floor to the lobby bar. The adjacent restaurant area can be divided to cater for all tastes in different restaurants. In the lobby level the conference areas are arranged to be served by a banquet kitchen. On the same level large events can also be held. The total of 3 underground floors are easily reached via the centrally located elevator. Delivery, storage, technical servies, extra offices and staff areas are under the Hotel in the 1st basement level, provided partially with natural light. The different areas of the Spa are arranged around the central glazed atrium in the 4th floor.
